My client lives in NY and I sold his home here in Florida
What made this property special is that the owners lived in another state. Early this year they called me because they wanted to know how to sell their property and if they had to travel to Florida to sell it.
I explained to them in detail how the selling process works and what I was going to do once they signed the listing with me to advertise it, negotiate it and sell it, all that while keeping them informed at all times.
And so very quickly we signed the listing agreement and I began to work. Pictures were taken, and my letters and messages began reaching the potential buyers. I advertised the property through my multiple channels and social media. Throughout the pandemic, I got 10 buyers for this property and as a result, I got 5 formal offers, and the best one got under contract. A cash buyer without contingencies. A dream come true!
At the time of closing, a mobile notary was instructed to knock on their door at their homw far from Florida to get their signatures on the required documents. By the next day, we had the formal closing in Florida! Done! Closed transaction!
Selling homes remotely in Florida
I have been 90% working remotely from my home office, parking lots, counters of the houses where I happen to be either selling or showing, airports, basically anywhere through my cell phone and laptop since 2014 because 85% of my customers love technology, that is how I have been selling homes in Florida.
For example in 2015 I sold a house through Skype video to my buyer in New York, and several other properties to investors in Texas, Canada, and overseas.
I have listed homes for sale in Florida that belonged to owners who lived in Jupiter, Boca Raton, Pennsylvania, Illinois, and we had our listing appointment online through Skype, FaceTime and recently through Zoom.
I have streamlined almost all the processes so I can serve my clients better and faster.
Some homeowners of the homes that I sell, or that I have sold, live in the property, others in the same county or in other cities in Florida o somewhere else in the USA or abroad. I only go to the office in Weston, when I have to attend a meeting with the Broker or submit original documents, and even those, I can send them by mail. For the last 5 years, I have been meeting with my clients in their homes or through video conference.
